Our Strata Services in Sydney

Netstrata provides high quality Strata services & Community Title Management services to their client schemes throughout Wollongong, Sydney and Newcastle Hunter regions. Our strata managers look after fewer buildings than the industry average (according to recent Macquarie industry benchmarking surveys) and are positioned well to give the time required to successfully manage each client scheme. Our service at no additional cost can include a full delegated authority of the functions of Secretary, Treasurer and Chairperson. Our services can be tailored to meet the requirements of our client schemes.

The most popular services that we provide include the following:

Administration Services

Inspections of the strata scheme are undertaken at least once per quarter and an inspection report on the building and common property areas of the strata scheme at least once per year.

Provide general advice and assistance to the owner's corporation as far as reasonably possible and to implement the decisions of the owner's corporation.

Arrange for the maintenance, repair and replacement of common property and any personal property of the owners corporation.

Use of the owners corporation’ preferred tradespersons for regular maintenance requirements.

Arranging and submitting competitive quotations for any major maintenance works or replacements that may be required.

Secretarial Services

To act as chairperson, secretary and treasurer of the owners corporation with all the power and duties as set forth in the By-Laws.

Administration of the strata By-Laws as detailed in schedule 1 of the Strata Schemes Management Act 1996.

To arrange, notify and attend the Annual General Meeting and one other general meeting each year, inclusive of preparation and circulation of minutes of those meetings.

Effect or renew necessary insurance’s as required by the Strata Schemes Management Act 1996

Maintain and make strata records available for inspection and prepare and provide certificates under Section 109 of the Act.

To correspond with statutory authorities (including the Strata Schemes Board, Department of Fair Trading and local Council) on behalf of the owners corporation

Financial Services

The maintenance of all accounting records as provided in Section 68 (1) (g) of the Strata Schemes Management Act 1996.

To prepare an annual financial statement for presentation at the Annual General Meeting of the owners corporation and to provide complete periodic financial statements as required by regulation.

Prepare the necessary budgets and proposed levy schedules for presentation to the Annual General Meeting. The budgets serve only as a recommendation to the corporation.

To prepare and distribute quarterly levy notices. Levy’s can be paid at any Post Office; by post directly to the strata bank account; over the telephone with any major credit card by using the telephone keypad; by using DEFT facilities over the internet directly from our website.

To maintain all funds of the owners in a separate trust bank account in the name of the owner's corporation.
